In an increasingly competitive market environment, Project decision-making hasa direct impact on the enterprise’s market competitiveness and development capacity.The m arket environm ent in the pre-inve stment analysis and project econom icevaluation is a m easure of whether the i nvestment decision-making basis. The realestate industry plays an im portant infl uence in our national economy, plays astimulating role of the econom y and stabi lizing the economy. But the real estateindustry is an investm ent la rge-scale, long construction period, is vu lnerable tonational policies and regulations, econom ic situation, consum er psychology, andmany non a ccuracy factors. Once the project is the investm ent fails, will not on lyresult in waste of resources, and will rewa rd investors with huge losses. Therefore,real estate developm ent project to carry out the project pre-investm ent m arketenvironment analysis and econom ic evaluati on of the project, to ensure that theproject successfully built, operational and investment recovery, and project economicand social benefits are very important significance.In this paper, a block of T ianjin Airport, for exam ple, focus on the m arketenvironment and economic evaluation of the project in which a m ore detailed study.By the state in recent years and Tianjin have been introduced in the real estate policyand industry trends analysis, com bined with a series of m arket economy, the dataobtained to develop this pr oject the conclusion of the “necessity”; The project’ stechnical and econom ic data collection a nd estim ation, preparation of financialstatements as cash flow statem ent and income statement. Through the analysis of theabove report data obtained to develop the project econom ically “reasonable” but alsothe conclusions of the better profitability and risk-resisting ability. Finally, the projectuncertainty and risk analysis, and th e corresponding risk prevention m easures.Analysis and economic evaluation of the market environment is not only an importantbasis for project investors to m ake decisions to select m ore enterprises to avo id therisk, control risk for the key to higher economic efficiency.
