The increasing equalization of the profit and the incentive competition from the domestic and international market bring huge pressure to the real estate development enterprises,especially the country has increased the macro-control efforts on the real estate market in recent years,which makes the chain of the enterprise funds have been seriously affected.So enterprises are to survive and develop in the new market environment must take effective measures to strengthen project cost control and improve investment efficiency to improve their market competitiveness. Design stage is the largest stage of the plasticity and the possibility of cost savings of the real estate construction project. However, the cost control of the design stage has been the weak link of the enterprise for a long time. How to effectively control the cost of the design stage of real estate construction projects must to be resolved.Based on this phenomenon,the cost control of the real estate construction projects at design stage is studied in this article combined with the theory and the methods of the project construction cost control.First, the objectives and the main content of the cost control of the design stage is clear though analyzes the characteristics, the content and the impact factors of the cost control of the real estate construction projects design stage in this article, and then the theory of the limit design and the 1Life cycle cost and so on are introduced;On the basis of summing up the basic principles of cost control of the project design stage, the general idea of cost control is put forward,which points out that the effective measures including technology, organization, the economy,the contract and other aspects should be taken to manage the whole process of design and they are described in detail. On this basis, the article takes the needs and motives of the project implementing subject as a starting point,and analyzes the principal-agent relationship between the owners and the designers quantitatively by using the game theory. Through the changes in game strategy and the game equilibrium results,we can see that it's important and necessary for the owners to take the incentive mechanism on the designers.Next, the article constructs the optimal incentive contract mechanism between the owners and the designers which provides a reference for the use of the optimal incentive contract in the real estate construction projects.
