Research On Countermeasures Against Financial Risk Of Real Estate Corporation

Because of China's social and economic development and structural adjustment of consumption, people's demand for housing grows. Industrial real estate which has strong correlation and large driving ability, has rapidly developed into one of the pillar industries of national economy and occupying a pivotal position in modern life. However, as a capital-intensive industry, real estate with a large investment, high risk, long life cycle, complex supply chain and strong regional characteristics, has to face more financial risk. When the current international economic changed,the domestic regulation of trade policy and monetary policy is tightening , financial risk has become a practical problems which real estate developers need to solve. So how to guard against financial risks in the process of developing a comprehensive business system, has important theoretical and practical significance to China's stable and healthy development of real estate business.Fisrt, this paper systematically introduces the theoretical risk research which is made by the domestic and international corporate finance theorists. On this basis with the quo of China's real estate development company, the paper revealed its financial risk characteristics and efficient causes. Second, the investment project evaluation, development financing, project sales and capital returns is the three most critical aspects of the financial risk in real estate business.After identifying and investigating these three aspects ,the paper points out the appropriate measures to prevent or resolve them.Finally, based on summing up the real estate business financial risk prevention research, we use the case of a real estate company analysis named H in Suzhou. Combinning theory with practice, we propose specific ideas and suggestions for preventing the financial risk of the real estate business. Quoting the H's financial risk management ,we hope the paper can provide some help of China's real estate industry financial risk controlling at the same time.
