Recently China's real estate industry has been out of the golden age of investment boom because of "Purchase limitation rules","Price limitation rules","Reduce stock regulations".Policies and regulations,the adjustment of financing structure and the changes of interest rate cause that real estate developers can't gain high profits only by land premium as before Many small and medium-sized private enterprise have been out of business under the pressure from large real estate developers,because large developers have more money to buy land as smaller developers can't.When large and medium-sized enterprises develop real estate projects,they also step into finance,education and other fields gradually,at the same time.They actively seek out new way of financing.The expansion of enterprise scale,changes in the field of business,marketing resources competition with other real estate enterprises bring new challenges and pressure,but also put forward more strict requirements for financial management.To perfect the financial management system,establish financial risk early warning system,formulate financial risk measures are the keys to develop for real estate enterprises.The article chooses a large enterprise group that has developed rapidly in recent years.Combined with the actual situation of the company,article reviews the current situation of financial risk early warning management.Learn from the advantages and change shortcomings that are against financial warning.Article creates feasible conditions for construction of financial risk early warning system and constructs two kinds of financial risk early warning system from short term and long term.Short-term financial risk early warning system is designed for the headquarters and regional projects,warning methods and processes cover the flow of cash flow,process,cash quality,velocity.Long-term financial risk early warning system introduces EVA index of BY group's income distribution characteristic.As for non-financial indicators,system introduces the "senior management team","two rights separation" indexes that are difficult to quantify.In reference on existing research results,this paper applies AHP analytic hierarchy process to build long-term financial risk early warning system.As for risk index scores,this paper combines the efficacy coefficient evaluation method and comprehensive fuzzy method in order to improve the accuracy of the early warning results.At the same time,this paper expounds the suitable environment for the financial risk early warning system's implementation and puts forward proposals to perfect BY group's organization.The paper builds a financial risk pre-warning system starting from BY group's actual financial status.It has strong practicability and adopts some new risk indexes.We hope to provide some references for our country's financial risk pre-warning system construction that is still at the exploration stage.
