Capital, land and talent become the three key elements for real estate enterprise to compete, the ability to resource integration and control funds and real estate exploitation become the most critical for real estate enterprise, and these abilities are implemented in the key positions in the real estate business, the quality and ability in key positions impact strategic objective of enterprise directly if it can be achieved as it schedules, therefore, strengthening competency model building in key positions is an important initiative for building competitive advantage of human resource.In this paper the theory based on the ability and quality to two key positions of real estate company "ZS" as a research object, by behavioral event interviews and questionnaires, taking samples and a single criterion incumbent research methods. combined with the development strategy perspective of ZS company, research and developed quality of the model to two key positions of the project director and a manager of marketing planning, and then as the intuitive method of "competency map" and discusses the applications of the competency model in human resource management.In this paper, the research to competency mode is launched on the basis of interviews and fully communicated with ZS company, and its results can be directly applied to future human resource management of ZS company, but also the high reference value to competency model building for other real estate enterprises. Therefore, this article has a strong practical value.
