The real estate industry involves a wide range of disciplines,integrating multiple disciplines and using more social resources.Professional span is very big,including evaluation,marketing,planning,management,planning and design management,project management,financial,legal,social and professional use of resources,play a role for the enterprise to the greatest extent,is one of the core competitiveness of enterprises.Having a wide range of resources and strong resource integration capabilities can give enterprises competitive advantages and improve their core competitiveness.Human resources is the main core competitiveness of modern enterprises.Excellent project managers with professional competence are prerequisites for the success of real estate projects.The specialization of professionals and managers is a key factor in the success of the project.Able to stand out in the fierce competition,real estate enterprises attach more and more importance to professional team construction and personnel training.This paper mainly used the questionnaire survey,behavioral event interview method,observation method,research methods such as literature research,comparative study method would competency research combining theory with practice and study about the present situation of real estate enterprise human resources,analyzes the existing problems at present,China's real estate enterprise personnel training,around the development characteristics of real estate enterprises,as well as the job requirements and responsibilities of the key positions and key position of real estate,job analysis to the project manager,project manager and costing manager post as an example to build key position competency model,the real estate enterprises based on the development of key positions and competency model key positions and personnel training system to the real estate enterprise to carry on the system research,and put forward the corresponding countermeasure and safeguard measures.Firstly,the theory of competency and competency model is summarized and the key concepts in this study,including job analysis and key positions,are theoretically defined.This paper introduces the construction theory and construction method of competency model,the method and content of work analysis and the concept and definition of key position of real estate.Secondly,this paper analyzes the status of talent cultivation in key positions of real estate enterprises.Research of real estate industry pattern diversity,service,capital and talent intensive business form,business activities,the characteristics of process industry restrictive,and organization management mode of real estate enterprises and the characteristics of real estate enterprise human resources are analyzed.Then we further study the problems of key positions of real estate enterprises in China.Build a key position talent training system for real estate enterprises.In the application research of competency model in enterprise personnel training,human resource managers and key personnel of real estate industry carried out questionnaires,and 381 valid questionnaires were obtained.Through the questionnaire data obtained from the research to the project manager,project manager and costing manager post job analysis as an example,get post competency factors,build the competency model,to build the real estate enterprise key position talents cultivation system.Finally,put forward the real estate key positions and talent cultivation system of safeguards,including organization,system security,to establish the long-term incentive mechanism,introduce talents competition mechanism,and culture environment construction.
