As a important information and value criteria of the land market, the urban land price plays a core role in the real land economy, which is also an important means when the government exercising macro-control on the market of land and the real estate. Benchmark land price can reflect the space differential laws of urban land price and represent a overall level of regional land price. On the whole, benchmark land price has the intrinsic relation and correlation, shows some space pattern and differential decay laws, and has differences in the different space which displays a space differentiation.GIS has strong spatial analysis function and good visual, in addition, geostatistical analyst can maximal mining information the spatial data. Therefore using the GIS spatial analysis technology and geostatistics principles to research and analysising the space differentiation characteristics of the land price, so that we can make spatial decision timely and accurately, which is a kind of intuitively and effective means.This paper took spatial characteristics of urban land price as a study object,126county-level towns and Mangshi city in Yunnan Province as the survey region, from the province to the county, from macro to medium, based on urban geography, land economics and other related theories, comprehensive used land statistical analysis, exploratory spatial analysis, spatial analysis and other methods, choose the right tools and parameters,relying on the land price update results of the research area, mining the rich space information which implied in the land price, used GIS tools and the spatial interpolation method to establish residential land price digital model, and further analyzed space differentiation characteristics of residential land. Therefore using the GIS spatial analysis technology combine with geostatistics principles to mining and analysising land price space space differentiation, so that we can make spatial decision timely and accurately, which is a kind of intuitively and effective means.This paper takes spatial characteristics of urban land price as a study subject, examines126county-level towns and Mangshi city in Yunnan Province, integrates the use of urban geography, land economics and other related theories in or der to make the research from province to county, combined macro with micro. It also uses statistical analysis, exploratory spatial analysis, spatial analysis and other methods, then chooses the right tools and parameters, benchmark premium. This paper updates the results of mining the premium implicit in the rich space of information relying on the study area, builds a digital model of the land price of the residential use through GIS. Finally, this research analyzes the spatial characteristics of residential land. Research results obtained are summarized as follows:(1) Combine the sample point data with the model, analyze of spatial characteristics of urban land prices. Based on the spatial characteristics of the data itself, this paper initially distinguishes the spatial variation characteristics of the law, and builds a model on the basis of evaluation results and the extraction of spatial information graphics, to analyze the distribution of exploring space.(2) Starting from the unique space characteristics of the urban land, as previous spatial variation analysis method for the correlation study methods are simple, quantitative shortage of issues and so on, this paper uses professional statistical software and GIS as tool supports, which will be the combination and innovation of the use of several methods and principles. According to the urban land spatial variation analysis of the application requirements, this paper designs a set of spatial characteristics of urban land price analysis method process. This method process applies to the condition where the land market is mature, transaction-like cities with large premium space characteristics analysis, while also to the research of the regional premium space taking the point premium of the town as a whole.(3) This paper empirically analyzes on residential land space characteristics of126towns and325samples in Mangshi city of Yunnan Province, verifies the feasibility of the technical solution process, and sums up the two levels of Yunnan Province and the residential land space characteristics of Mangshi, which are as follows: 1) The overall price level in Yunnan Province is low, while the lower the land price is, the larger the occupied area is. Size of the two peak areas exists a premium of depression, decreases premium to the edge of the peak district, which both contains a certain degree of spatial continuity and spatial variability, and regional unbalanced type. Tourism resources, location, traffic conditions, as well as government policy has an important influence spatial variation and distribution characteristics of urban residential land in Yunnan. Land price changes in different sizes, varying in different directions, such as in the peak district, the land price gradient is more; the attenuation changes, the edge gradient is lower. Totally the performance of different directions for different changes owns different characteristics.2) The residential land of Mangshi, on the whole, points from urban periphery to some special areas. The smaller the area is, the land prices are higher; premium space distribution is a circle structure with continuity; spatial variability exists in the local; patterns of spatial distribution of residential land prices influence the transportation, infrastructure and environmental conditions. This paper aims to analyze the spatial characteristics of urban land prices, provides a useful reference for premium scientific management, supplies decision-making basis for investment, also lays the foundation for predicting the future trend of the land price change and updating of the benchmark premium.
