The system of urban benchmark land price is an important part of China's land price system,which plays an important guiding role in the macro-control of land price and the collection of land use tax.In theory,the urban benchmark land price should be consistent with the level of land quality to ensure the balance within the region.However,due to the development degree of land market,government intervention in the land market,the technical level of benchmark land price assessment,there may be cases where the benchmark urban land price level does not match the local socioeconomic development level and urban land quality.Therefore,it is necessary to explore the spatial pattern of the benchmark land price and the interrelation between the two.This has important theoretical and practical significance for effectively balancing the benchmark land price in the region and promoting the coordinated and stable development of the regional land market.On the basis of the completed achievements of benchmark land price of urban land in Henan province,the spatial pattern of benchmark land price and its matching relationship with land quality of all kinds of urban land in prefecture-level cities of Henan province were studied by using spatial analysis and regression analysis methods,and the balance analysis were also carried out.The content of this paper studied are as follows: Firstly,on the basis of unified connotation of urban benchmark land price,the average benchmark land price was calculated by area weighted average method,which represents the benchmark land price level of the whole town,and the spatial pattern of urban benchmark land price was analyzed.At the same time,the factors of location,economy,environment and society were selected,and the multi-factor comprehensive evaluation method was used to evaluate the land quality of commercial,residential and industrial land.And I calculated the index of land quality.Finally,the regression analysis method with good objectivity and applicability was selected to establish the regression equation for the average benchmark land price and land quality index.Based on this,I analyzed the balance of the benchmark land price of commercial,residential and industrial land,and calculated the ideal value of balance.Hope to provide support for relevant departments to balance the benchmark land price,and to provide reference for the next round of updating the benchmark land price.The results of the study were listed as follows:(1)Through the analysis of the spatial pattern of benchmark land price in Henan province,I found that: In the central part of Henan province,the benchmark land prices of commercial residential and industrial land are high,with the centers of Zhengzhou and Luoyang city.The lower benchmark land price of commercial was concentrated in the south and north of Henan province,which is generally higher in the interior than in the periphery and higher in the south than in the north.Compared with commercial land,the benchmark land price level of residential in the southeast has been gone down,while the benchmark land price level of residential in the north was still relatively low.The overall spatial pattern was higher in the middle,lower in the southeast and north.The spatial distribution of industrial benchmark land price was relatively dispersed,the spatial agglomeration was relatively weak.(2)The urban land quality evaluation model constructed in this paper conforms to the reality of Henan province and can be used to evaluate the benchmark land price level of each town.According to the land quality evaluation results of each town,it can be seen that: The overall quality level of commercial land in Henan province showed the change characteristics of circles-type decline.The quality level of commercial land in the central towns was higher than that in the peripheral towns,and that in the northern areas was higher than that in the southern areas.Compared with the benchmark land price of commercial land,the quality level of commercial service land showed more obvious agglomeration,and the progressive distribution of the circular layer with Zhengzhou as the center was more obvious.Towns with high quality of residential land were also concentrated in central Henan province.The quality of residential land in the south was generally lower than that in the north.The quality level of residential land was close to the spatial pattern of the benchmark land price of residential land,but the southern and eastern towns were relatively lower,and the northern towns were improved.The spatial distribution of the quality level of industrial land in Henan province was centered in Zhengzhou and Luoyang,with the north higher than the south and the central higher than the periphery.Compared with the benchmark land price of industrial land with relatively dispersed spatial distribution,the quality level of industrial land showed more obvious regularity and agglomeration in space.(3)The regression analysis model can be used to simulate the relationship between benchmark land price and urban land quality.The results showed that: Most of towns and regression curve fit was good.But there were some exceptions.The commercial benchmark land prices of Shangqiu and Luohe city were high relative to the quality of the land.Jiaozuo,Xuchang,Anyang and Hebi city were on the low side.Xuchang,Nanyang and Shangqiu city showed that the benchmark land price level of residential land was obviously higher than the quality level.And Anyang and Puyang city showed that the benchmark land price level of residential land was obviously lower than the quality level of residential land.The industrial benchmark land prices of Kaifeng,Nanyang and Sanmenxia city were on the high side.The industrial benchmark land prices of Xinxiang,Puyang,Jiaozuo,Xuchang and Hebi city were on the low side.In view of the large deviation degree of the town,this paper put forward the balanced reference and Suggestions.
