During the resent years, the domestic real estate and construction industry are rapidly developing. Under the economic globalization background, more and more foreign construction companies enter the market of China, so more and more construction projects now have the international background. In order to improve the overall implementation and management efficiency, there are many large-scale construction projects choose the model contract names JCT which is prepared by the British contract validation Federation (Joint Contract Tribunal). The JCT contract is widely used in the world, but is in infancy in China, and the domestic also know less about JCT contract.The investment cycle of construction projects is large and long, and construction projects also including broader business areas, so the construction projects are facing complex market environment, the participating units are also complex, which all lead to that there are many factors can affect the performance of the contract and make the investors have to bear more risks.This paper firstly introduces the theory of risk and construction contract risk, sum up the common category of construction contract risk and common method of risk assessment. Introduce the JCT contract, and analyze the characteristics of JCT contract as well as the strengths and weaknesses when JCT is used in China.Secondly, this paper analyzes the advantages and disadvantage of the various risk identification factors, and choose the expert investigation method to identify the risk factors of JCT. Then, this paper uses AHP method and fuzzy comprehensive evaluation method to set the risk evaluation model based on the identification risk factors, and uses this model to evaluate the contact risk of the owner for a construction project in NJ. According to the result of the risk evaluation, the contact risk of the owner for a construction project in NJ is general risk.Finally, this paper proposes the corresponding risk control measures according to the result of AHP and fuzzy comprehensive evaluation method.
