With the deterioration of ecological environment and the decrease of global energy, the sustainable concept has been accepted by all walks of life. Building trade need to consume a great deal of energy, so it’s necessary to implement green building, and housing industry should shoulder the blame for energy saving and emission reduction, because it’s carbon emissions accounts for two-thirds of the total emissions of construction. Compared with the traditional house, green housing emphasizes the coordination of economy, society and environment, which is a development trend of future housing industry. At present, the green housing market begins to spread in our country. It is that the advocacy from government and acceptation by consumers makes more real estate enterprise join the construction of green housing. But due to the high investment, the professional technical requirements and the weak industrial supporting, that restricts the development of green housing projects. Considering the particular characteristics of developmental process of green residential-the incremental investment of green technology, it becomes difficult for investors to learn how to evaluate the increment investment risk, and to judge the influence from the increment investment risk to project potential value.In order to solve the above two problems effectively, base on the summary of previous research achievement, this paper will analysis the investment risks and the corresponding risk countermeasures in the perspective of developers. The contents of the study are as follows:(1) Combined with the characteristics of green housing development and real estate investment risks, conclude internal and external risk factors that affect green housing project investment, and establish the risk list.(2) Clear up the meaning of incremental investment risk, obtain the research data through questionnaire survey and reliability and validity analysis, then extract risk factors that affect incremental cost and incremental revenue partly from the risk list using principal component analysis, which is used to set up the multi-level evaluation index system of incremental investment risk.(3) Take advantage of fuzzy mathematics principle to assess the incremental cost and incremental revenue risks, then combined with option pricing model to quantify the above risk influence to the project option value to get a more reasonable potential value valuation, and establish a three-dimensional structure comprehensive evaluation model based on assessment of incremental risk and value.(4) Put forward the corresponding risk response and preventive measures according to the theory of risk countermeasures and the evaluation index system of incremental investment risk.(5) Select a green residential building of Hangzhou as an example to verify the actual operability of the models and to provide decision-making reference for developers.
