Research On Financial Back-off Service Park Spatial Distribution And Planning

Since the end of the21st century, the financial front and back office service have beenseparated by the continuous development and innovation of international financialindustry, and have formed a new type of spatial carrier: financial back-off servicedistrict. This financial back office service district has a significant impact ondevelopment of financial industry, the boom of city economy and structureimprovement, which is also the trend for the spatial development of future financialindustry in Chinese major cities. Therefore, it requires research on the spatialdistribution and planning. The study of spatial layouts in these districts mainlyincludes the locations, spatial structure and district planning. In the term of location,on the basis of analysis of the needs for space of financial back office service andinfluential factors on locations, combined with arguments about case study, thisdissertation demonstrates two suggestions on district locations in city scale: one is inthe high-tech zone between urban fringe and suburb and the other is in the modernindustrial district of the outskirt. When it comes to the spatial structure of the district,on the basis of analysis on modes of district development and functional constitution,this dissertation proposes an ideal spatial structure “nuclear and multi-spots,organized surrounding”, and gives the argument with the case study of planning.Finally, on the issue of planning of the district, it mainly focuses on functionalland-use, the system of transportation, systems of municipal works and planninglayout of the systems of landscape greenbelt. Besides, it proposes that access road inthe districts should utilize “dense net and narrow road” type in its road networksystem. Through the analysis of layouts and planning of Beijing-Tianjin financialservice outsourcing district, the dissertation gives out four suggestions: enhancing theconnection with Beijng-Tianjin financial headquarter and encouraging the entrance ofmatching industries; focusing on infrastructure in the early stage and paying moreattention on matching life service with it; clarifying the ratio of residential land vstotal district land use; taking full advantage of contemporary green land and payingmuch attention to the construction of ecological and cultural environments.
