In 2010, National macroeconomic regulation on residential market makes the volume in first-tier cities keep falling. The highest decline in October compared with that in September have already accounted for 30%. Accordingly, the turnover of national commercial real estate market increase sharply. Overnight many large real estate developer join in the field for the same benefit. Maybe the era of commercial real estate has come. It is generally believed that nationwide residential restricted policies and the policy to accelerate urbanization bring a golden opportunity for commercial real estate development. The large real estate developers with keen sense of market have been also aware of that single residential market will face huge risks and the delivered type of operational manner will be the focus of competition in the future.Opportunities and risks always coexist. Commercial real estate is not only a single project development, it should cover and drive multiple industry development, and the mode of operation has transferred from the past scattered sale mode to hold on mode. How to conduct scientific industry combination and make the effective development model will be a serious and long-term test for the domestic real estate developer. Therefore, this study selected the Golden Horse International Sports City which is a large commercial real estate project involving multiple industries such as sports, tourism and so on as an example to analyze. This paper customized a set of long-term development pattern for this project based on the relevant theories combined with the individual practical work experience. We try to provide experience and reference about how to explore large commercial real estate project which is across industries. The essential point of how to develop golden horse project is building a tight industry chain around sports industry and form regional industry cluster at last. Therefore, the first part of the text reviews related theories about sports industry, defining the connotation, analyzing its partition way and the internal mechanism and external form of cluster development path. The second part introduces the general situation and development background of the project. The third section begins in the all-round discussion and design for project development model. First, based on the overall development characteristics of sports industry and Chengdu’s unique advantages, we make sure that the golden horse international sports city needs to pay more attention on the development of athletic sports (competitive intelligence, horse racing, specialized training), competitive sports, leisure tourism the three key industries, and analyze the interactive relationship between them. Then, based on separately environmental analysis and contrast about the three industries, determine the specific project categories, development path and property form. Finally, the whole design schemes are summed up.Compared with previous residential property development projects research, this article based on thorough discussion of commercial real estate development mode is a new attempt and exploration. In terms of the research content, this study not only formulated a general project development strategy which determines dominant and the supporting industry from the macroscopic perspective but also designed a specific and further industry project form. In terms of the research methods, it is based on the theoretical reference, environmental analysis and case study comparison method and the logical structure is reasonable and related. So we can say it has certain theoretical depth and strong practical significance.
