With the rapid growth of socio-economic, building energy consumption isincreasing year by year with the improvement of living standards, and energy shortages,as well as its different social problems caused by has become a stumbling block to theconstraints of sustainable development in China. Fairly large number of existingbuildings in China is built in the last century, the1980s and1990s, and widespreadproblem of the building envelope is poor thermal insulation properties, poor tightness ofdoors and windows, poor indoor thermal environment, low level of building energyefficiency. Therefore, the existing residential building energy-saving is imperative. Inthe backdrop of mandatory implementation of building energy-saving work,theevaluation of the energy-saving benefits is becoming increasingly important,and has aextremely vital significance. Through building an existing residential building envelopeenergy-saving renovation benefit evaluation index system for benefit evaluation, we canfind the problems in the current energy-saving, and provide guidance for the subsequentbuilding energy-saving work, and further promote the energy-saving renovation workfor existing residential building.Based on consulting a large number of literatures, this paper mainly uses themethod of combining qualitative and quantitative analysis and empirical researchmethod for research. Firstly, through the analysis of residential building envelopeenergy conservation and climate characteristic in Chinese northern heating areas, thisarticle summarizes and explains the current energy-saving technical measures inChinese northern heating areas from all parts of the residential building envelop. Secondly, from the effects of technology, economic efficiency, environmental and socialbenefits, this paper analyzes the benefits generated by the existing residential buildingenvelope energy saving, and gives the methods to quantify of effectiveness. Thirdly, anexisting residential building envelope energy-saving benefit evaluation index system forChinese northern heating areas can be built from the effects of technology, economicefficiency, environmental and social benefits based on the above analysis. Then theindex weight can be determined by attribute hierarchy model and the fuzzycomprehensive evaluation model can be built by the introduction of the theory of fuzzymathematics, as the comprehensive evaluation tool of envelope energy-saving benefits.Finally, it is an empirical study using the built-effectiveness evaluation model. Theresults of its evaluation is consistent with the actual situation, and it validates therationality and applicability of the model, and points out the problems existing in theenergy saving transformation, through the comprehensive benefit evaluation of abuilding envelope energy-saving project of an uptown in Beijing.
