The paper focus on the application of risk management in preliminary planning ofCity village reform project, standing in the angle of real estate developers,and explainsthe connotation, feature and effect of the city village reconstruction and riskmanagement. Through the analysis the characteristics of the renovation project and riskfactors, we discuss the risk of city village renovation project on the classification,identification, quantification, evaluation and risk prevention.The first job of the risk management is risk identification. Risk identification is togive the investigation statistics, classification, and analysis and establish risk list for thevariety of potential risk factors and risk event. It is the prerequisite for carrying out therisk management. A survey was conducted on the main risk factor questionnaire of thecity village renovation project. SPSS data processing software was used to analysis thequestionnaire data. It determines the main risk factors of the city village renovationproject and constructs the model of the city village renovation project’s risk evaluationindex system. Second link is risk assessment and evaluation. Among them, riskassessment is used to making predictions on probability of occurrence and influence ofa risk. Risk assessment is evaluating the risk level in order to convert the risk data intorisk decision information. By using the risk probability and impact matrix method, thispaper calculate Borda sequence value to give the importance order of the city villagereconstruction project risk; By the method of AHP risk index to undertake quantitativeanalysis, determine the risk factor weight of evaluation index; Fuzzy comprehensiveevaluation method is used to determine the risk grade of village in city reconstructionproject. The last step of risk management is to make measures; including risk preventionmeasures and risk prevent measures. According to the characteristics of urban village reconstruction project risk, this paper puts forward some concrete measures for risks inthe angle of management after qualitative and quantitative risk analysis.In this paper, the qualitative and quantitative risk analysis of city villagereconstruction project is useful to provide a new risk assessment method to villageproject risk management which involved real estate developers. At the same time, thispaper gives a quantitative analysis of city reconstruction project risk index. Accordingto risk evaluation results, the relevant preventive measures were put forward. It willprovide the reference for village project risk management. |
