Examining Multi-Project Communication And Coordination For Real Estate Developers

The domestic real estate industry has great development since the reform ofChina’s housing monetary policy was carried out in1998. The new macro-control on theChinese real estate industry is bound to impel real estate industry entering a new era ofbig companies. it is the core issue of coordination operation of multi-project fordeveloper who will carry out a multi–regional and multi-project development in a bigcompanies’ era. The capacity of communication and coordination is the more efficientmeans and method for solving all kinds of conflicts in real estate multi-project operation.Based on this, the paper systematically studied and established communication andcoordination mechanism of real estate multi-project, for reducing the probability ofconflicts and ensuring the effective communication and coordination.The article mainly uses documentary research, field research and expert consultingto complete research. first,the paper discussed the project characteristics of real estateenterprise, multi-project, project portfolio, project group, communication andcoordination theory and conflict theory. On the basis of literature reviews, the studythorough studied communication and coordination system of real estate enterprisemulti-project and propose existing problems and influence factors. This paper analyzedof the estate enterprise conflict management in present situation and the technologicalactivity of the project communication and coordination, which way is stabile foundationfor setting up a mechanisms of multi-project communication and coordinating. afteranalyzing the effect on communication and coordinating system of multi-project and therequirements of its organizational structure, this article afforded a three dimensionmodel adjusting communication and coordination that contain process–led dimension,aid dimension and coordination dimension, and analyzed coordination dimension.After adjustment of the organizational structure model, this article establishedmulti-project information sharing system adjusting to organizational structure model,and studied its the effect.This paper presented the objective of establish sharingmulti-project information system and its the design principle, the function classification,and established the system process of developer’s multi-project information sharingsystem according to law of lifecycle. Based on the analysis and research, design ideaand model are proposed on multi-project communication and coordination mechanismin order to have practicality and operability.
