“To create conditions to enable more citizens to have property income,"since2007in the report of the17th CPC Central Committee, the topic discussing has aroused the concern of the majority of residents on income from property. Property income refers to the residents of non‐labor factors of production involved in the distribution of income gains, the income obtained by the family‐owned movable and immovable property. Along with the wage income, transfer income and operating income, property income is an important component of disposable income. With the sustained economic development, urban residents have the gain the benefit of the property income, but for the majority of rural residents, because of the small amount of property they owned, in addition to lacking of understanding of the relevant concept, most of them did not get the benefits of property income. Meanwhile, in the continuous development of urbanization, more and more farmers become a "landless peasants", operating income and wage income from the original living land, with which growth space is getting smaller, this will lead to The income gap between urban and rural areas. In this case, how to create the conditions for opening up channels to increase the income of the property, how to get rural residents to improve the acquisition of property income is particularly important. This study focus on the Rural residents in Changchun City, by using the principal component analysis, the components of property income of rural residents in Changchun City are classified and named, and the corresponding recommendations and countermeasures of how to improve the property income of rural residents in Changchun City are being concluded. This article is divided into five chapters:The first chapter as the theoretical basis of this study mainly consists of the research background and significance of this article. Then, it is a review and evaluation of literature at home and abroad. And gives the research ideas, and the definition of some concepts.The second chapter is the analysis of current situation. With the descriptive analysis of the property income of rural residents in Changchun City, we summed up the problems faced by the property income of rural residents in Changchun City.The third chapter is the analysis of obtained sources. We summed up the problems which affected by the three sources, faced by the property income of rural residents in Changchun City.The fourth chapter is the statistical analysis, with selecting the three types of10indicators, we use the principal component analysis on the above indicators, through the principal components factor extraction and after rotation by the maximum variance method to combine factor loading matrix, we named the principal components factor as "operating factors" and "deposit‐taking factors”, according to the naming results summed up the main factors to affect the income of rural residents in Changchun City property; at the same time, we named “insurance factors” and “operating factors “of Qingdao City with the same method. By comparison between the two results, conclusions be drawn at the same time. This is also the innovation of this paper.The fifth chapter is for proposing the measures to improve the property income of rural residents in Changchun City. First, promoting rural economic development and increasing the net income of rural residents. Second, improving relevant legal systems and relevant laws and policies. Third,improving the social security system with the covering of both urban and rural areas. Moreover, improving the land requisition system to protect the interests of rural residents. In addition, improving the financial market in order to develop financial products for rural residents. Last but not least, developing the rural education, especially for training and helping rural residents.
