Residential differentiation is the diversity and inequality of habitation standard and spatial location because of different occupation, income, and cultural values among residents. With the establishment and improvement of socialist market economy system and the rapid development of national economy, the relationship between social economy and residents’income structure becomes polarisable while the deepening reform of various state institutions accelerates the social mobility. Therefore, the phenomenon of urban residential differentiation becomes more obvious in China in recent years. Under the circumstances this research analyzes urban residential differentiation characteristics using the mature differentiation theory of western countries and the negative influence they bring out.This paper chooses Hangzhou City as study object taking housing prices and owners’ occupations and income as basic data. The main research methods are spatial interpolation and index analysis using Arcgis and SPSS software to deal with data. The results show that high-end real estate assembled in downtown and Qianjiangxincheng CBD, and the vast majority of owners’occupations are manufacturing, trading, finance and government agency. The annual incomes of these owners are all above¥500,000. Moreover, the low-end real estate distributes in the regions of Xiasha, Binjiang, Jiubao and Dingqiao mostly. The owners’ occupations include hotel and restaurant, transport, communication, and salariats engaged in manufacturing and trading. The annual incomes of most owners are above Y100,000. So the phenomenon of residential differentiation and class polarization is very obvious in Hangzhou.At last, this paper analyses the mechanism of urban residential differentiation bases on the previous research. We consider that the reform of institutions is the main reason for residential differentiation and give four suggestions to assist government management.
