Facing with the urban traffic problem has becoming increasingly serious, people nowadays turn their attention to the urban rail transit which has large capacity, quick speed, be more safe and environmental. But it’s then found that urban rail transit is much more than just a type of transportation. For example, there has been very close ties between urban rail transport and urban land use. Whit the booming construction in the major cities of our countries and the situation that urban land resources have becoming increasingly scarce, people are paying more attention to the relationship between urban rail transport and urban land use.Firstly, this paper introduces why the link between the two is existed from the economic perspective, such as the perspective of land rent. The main contents include the land rent theory and location theory of the urban land use, the interrelation between transport (and more specifically the urban rail transit) and land rent, and the relationship between transport and land use. For the existence of corridor effect of the urban rail transit, urban rail transit can influence land use. Based on the introduce of the two components of corridor effect, the attraction effect and differentiation effect, this paper mainly analyses how the attraction effect influences the intensity of land use and how the differentiation effect influences the type of land use. As to how the attraction effect influences the intensity of land use, at the micro level of URT station, rail transit can both expand the attract area and improve the intensity of land use, in other words, it increases the amount of urban land use. At the macro level of rail traffic network, rail transit can guide urban layout. As to how the differentiation effect influences the type of land use, both at the micro and macro level, rail transit makes all types of land use, such as public facilities land, residential land and industrial land, distributes under certain rules in the space. After the analysis in theory, this paper also does municipal analysis of Beijing subway line13as an example.Even though urban rail transit has great contribution both to urban traffic and urban land use, it has huge problem of fund shortage in both construction and operation. Through joint development of both urban rail transit and the land along it, part of the land use earnings can be returned to the rail transit. In this paper, after the introduce of two successful case of Hong Kong and Singapore, considering the certain conditions of Beijing, some joint development suggestions for Beijing are put forward.
