In China, since the last century 90's, there is a rapid development in urban rail transit, and especially in recent years, scale and pace of development of China' urban rail transit are unprecedented in the world. At the same time, research about urban rail transit and comprehensive development of the surrounding land is endless. Because of the externality of urban rail transit in the own, value of land along line usually show different degrees of value-added law. It is a vital subject to be studied that how to carry out the comprehensive development of rail transit stations in making use of this characteristic and achieving effective use of a variety of property resources.In this paper, at first, it is analyzed that the value-added mechanism and law of land along urban rail transit from the qualitative point of view. Secondly, it is obtained that the curve features about land value along line under the influence of urban rail transit through theory. Thirdly, it is analyzed that the value-added influence of land along Daxing line of Beijing metro in making use of premium function model from the quantitative point of view, and it is proposed that an effective valuation method of land around urban rail transit stations, and according to the process of valuation method, it is valued that land around the stations of Beijing metro line 7, and that provides reference for governments transferring land. Finally, it is expounded that the conception,advantages and development modes of comprehensive development of urban rail transit stations, and it is analyzed that the influence of property around urban rail transit, and it is obtained that reasonable property development allocation around station, and it is discussed that the problems about integrating the construction of urban rail transit and property development in our country.
