In the reform and open policy the30years, China’s urban land use system and housing system has made remarkable achievements. With the start of the process of the housing market, housing consumer market has been rapid development and the living conditions of urban residents has greatly improved, which play an important role in stimulating economic growth and improve people’s living standard. However, China’s major cities in the residential market prices has been rising in recent years, becoming the focus of concerns of the community. As we all know, the residential market is a regional market, which has significant heterogeneity between the various markets, but does not exclude the market in the space associated. So it is an important significance of the government to implement differentiated housing market’s regulation policies and the efficiency of government intervention in the housing market for studying residential price transmission between the regional housing market.This article choose seven cities of changzhutan areas as the research object, and is divided into six parts, The first chapter introduces the background of research, significance and the subject dynamic. The second chapter describes the basic theories of residential price transmission in detail. The third Chapter analyzes the cyclical characteristics of the urban housing price changes under the theoretical guidance in housing prices,,and using the econometric models to analyze the transmiss path of housing prices between different cities. The fourth chapter analyzes the factors affecting the urban residential price transmission. The fifth Chapter, we put forward a number of policy recommendations starting from the empirical results. The sixth Chapter, draw the conclusions and outlook on the overall summary and the problems of the article.Research results can be conducted as the following:(1) According to the seven cities housing price periodic study found that, from the analysis of frequency strength of the seven cities housing prices, changsha, zhuzhou.xiangtan, liuyang, shaoshan have spectrum peak, which show that this five city housing price is regular fluctuations, liling and xiangxiang have no obvious spectrum peak, in research scope and time.(2) The residential prices transmission path of the seven city is from Changsha, zhuzhou, xiangtan to the other city and each city residential prices exists a long-term and stable operation.(3) In order to analyze the conduction phenomena of housing prices, this article indicate that its economic, policy, other factors of lead/lag and spatial heterogeneity of the residential market, which can cause residential prices "wave" or "overflow" and the time and spatial price transmission,such as economic, psychological, demographic, policy, planning.
