Quality is the top priority of the enterprise to win the market. More and more enterprises established a standardized quality management system according to the ISO9000standards in order to further improve the quality of products and services, standardized workflow and improve the management level, and enhance market competitiveness. Now many companies, although according to the requirements of the standard to establish a quality management system, but there are a lot of problems and deficiencies in the system running.As a property management company, S Corporation did not implement the principles of quality management system in the establishment and operation of the quality management system. In the operation of the system, the quality management system and the actual work does not match. In this paper, the optimization of S company quality management system, can achieve the continuous improvement of the quality management system. And it has an important significance to improve service quality, Improve the management level, and enhance market competitivenessThis paper describes the theory of quality management system, and then combined with the nature of the property management industry and the company’s actual situation, in-depth discussion and analysis of problems in the running of the company’s quality management system.The problems of the S company quality management system focused aspects of system planning, document management, daily operation, internal audit and management review. On the basis of analysis and research on these issues, according to the PDCA method and process method, from the quality management system planning, implementation, monitoring and measurement, improvement and other aspects of a more specific optimization. Include:the quality management system planning; to strengthen the management system documentation; intensify the education and training; to carry out regular and effective management review; system for monitoring, measurement, analysis and improvement; take full advantage of new technologies and tools.Through the implementation of the above options to achieve the continuous improvement of the quality management system in the S corporation to further standardize business processes, improve service quality and service awareness, and to improve the market competitiveness of the company.The innovation of the paper consists of two aspects. First, the paper discuss of the possible problems during the establishment and implementation of quality management system in the property management services industry, the paper presents the optimization and improvement of the quality management system for property management services. The other hand, the paper is the implementation of the2008version of ISO9000standards in SMEs, the2008standard is a relatively short running time, the run practice will give other companies to provide a reference.I hope this study can play a role in promoting the effective implementation and continuous improvement in the S’s quality management system. And I hope this can provide a reference of the establishment and implementation of the quality management system to other property management companies.
