With the development of society and economy, as a green transport to solve theproblem of urban tranffic jam, rail transit has been the indispensable part of of urbanconstruction, and the comprehensive development and utilization of its undergroundspace has also gradually drawn widespread concerns of major cities. Urban rail transitwith huge potential commercial value, is not only the city’s tracffic lifeline, but also theeconomic prosperity line, which changed the city’s commercial layout and the people’sinherent consumption habit. The successful commercial business model is the key tofully explore rail transit commercial value.This research is based on the topic named as the research on comprehensivedevelopment and utilization of Rail Transit underground space, which is a tackle keyproblems in science and technology of Chongqing. According to construction plan and itsoperating situations and characteristics of Chongqing Rail Transit, this research is madeon the underground space business operating model, which draws the following mainconclusions:(1) This paper defined the rail transportation business, drawing on the concept ofthe Subway commercial, proposed and analyzed the point of view that the definition ofthe rail transportation business has four basic dimensions.(2) On the basis of study on the Subway commercial operation status of domesticand foreign cities, processing and analyzing of the commercial income data, thisresearch compared the gap between the urban subway commercial at home and abroad,and summed up the underlying reasons.(3)This paper classified the Chongqing Rail Transit sites in terms of the urbanfunction and layout characteristics, which is learned from the method of classifying thecity function regions. Then, according to the factors such as the passenger consumptioncharacteristics, demand, traffic amount etc, this research layed out the rail transitcommercial types.(4) This paper analyzed and compared the advantages and disadvantages of fiverail transit business model in common use, and summed up the practice on domestic andinternational rail transportation business operations. On this basis, this paper gived somesuggestions on the chain business model and leasing business model (includingadvertising management, establishing own brands) for rail transit underground business, from three aspects, which are business contents, operation modes, suitable sites.
