Chongqing rail transit network construction is in the high-speed development stage,but for the orbital underground site commercial development lack of systematic theoretical and technical support,resulting in large passenger rail traffic resources can not be fully utilized.This paper chooses the commercial format of the underground station of the rail transit as the entry point,and explores the influencing factors of the commercial format adaptability of the Chongqing subway station,and provides the persuasive basic information for the commercial development decision makers of the track underground station.In order to clarify the influencing factors of the adaptability of the commercial format of the underground station,the paper starts from the following four aspects:Firstly,based on the current situation of the development of rail transit in China,the concept of the underground business of the track,the essential elements of the commercial development of the site,the limitations of the track business compared with the traditional real estate commercial projects and the five characteristics of the track site Elaborated.At the same time,the thesis studies the location theory,the differentiation theory and the consumer behavior theory,and lays the theoretical foundation for the theoretical analysis of the influencing factors of the commercial industry.Secondly,the domestic and foreign business situation related literature research summary,from the regional environment,traffic accessibility,consumer characteristics,enterprise resources in four aspects of the track site of the commercial industry adaptability factors for theoretical analysis.Based on the availability of indicators of the adaptability of the industry,the rational and appropriate indicators are selected,and the theoretical models and assumptions of influencing factors are put forward for the adaptability of the commercial environment of the orbital underground stations.Again,in order to validate the theoretical model of the adaptability factors of commercial format proposed by the paper,this paper collects the data of adaptability factors of Chongqing underground station and its connected regional commercial structure configuration and commercial operation status.The main factor analysis method is used to reduce the dimension of the factors,and the main factors are used to evaluate the adaptability of each site.Through the theoretical model,the structural equation model of the influencing factors of the adaptability of the rail transit business is established,and the model parameters of the adaptive influencing factors are estimated and the overall fitting degree of the model is tested.The influence factors of the influence factors on the adaptability are analyzed,and the main factors influencing the adaptability of each form are obtained.Finally,as an attempt,this paper based on the concept of entropy in physics,information entropy function quantitative analysis of different commercial sites.At the same time,according to the output of the model,the results of the causal model of the causal path of the model are sorted,and the constructive opinions on the commercial structure of Chongqing rail transit underground site are put forward.This paper takes the commercial development and space use of urban rail transit as the starting point,and applies the commercial planning mechanism to the commercial development of underground transportation with special background.The rail business structure from the qualitative research to upgrade to the corresponding theory and methods as a technical support quantitative research for the rail transit underground site commercial decision makers to provide a convincing basic information.
