To speed up the urbanization process in China gave birth to real estate development, eating and sleeping are basic requirements for human survival.housing as the basic need geting more and more popular in investors because of its huge investment income.The rapid development of real estate and it's scarcity and heterogeneity, making the real estate investment has became the most important investment channel nowadays. Real estate investment is a system that involves many areas, and real estate investment risk is also affected by many factors. At present, China's real estate market is under the independent regulation of the market economy. At the same time, in order to prevent market imbalance,the government has strengthened the regulation of the real estate market. But the investment is still a great risk of real estate projects, before making investment,the investment business comprehensive analysis and evaluate the various types of risk is to make the right decision premise.Firstly, taking Xuzhou City residential real estate development projects Good Link Adjacent Bay real estate projects for the study, by SWOT analysis of management science, investigation analysis, literature study and case analysis,combined with the accumulated knowledge of social practice, for real estate project development stage venture investment decisions, preparatory carried out to evaluate the formation evaluation system on the risk of item.Secondly, using the fuzzy analytic hierarchy process, combined with the real estate projects in the various risk factors weights, derived risk index of the project investment. Meanwhile, using the project obtained data, to improve the risk assessment model of the real estate project, which makes the risk assessment index system and the risk comprehensive evaluation model more scientific and reasonable.Finally, according to the assessment of the Good Link Adjacent Bay real estate investment risks, discovers the existence of large potential risks, take positive and effective measures to deal with the various risks of potential stages,to ensure that the project can be successfully completed.
