Over the past decade, there exists great boom in the real estate market, with property industry attracting tremendous investment and development interest. And, the entire market has experienced a glorious era of huge profits. However, during the past two years, in the context of the government-controlled prices, adjusting the housing supply structure, strengthening land control as well as credit control, a series of macro-control policies being put forward, the growth rate of investment in the real estate market began to slow down. The real estate business of all sizes more or less now in short of capital supply, struggling to find new financing channels. While focusing on digesting inventory, abandoning price for amount, the real estate industry steps into the era of cash safety. In this situation, devoting to investment research for the selection of high-value economic projects is essential. It is related to utilization of funds, resource optimization and configuration, and future prospects for development in real estate companies.The real estate projects demand large amount of capital investment, while it is characterized by high-yield and leverage effect. According to the principles of economics, high-yield means high risk, coupled with the large investment requirement, thus amplifying the investment risk of the real estate industry. With high-risk, financial pressure and the increasingly severe competition in the market, how to ensure high yield of the project taking the lowest risk? It becomes a priority to do a comprehensive, scientific and accurate feasibility study of real estate projects in the project pre-investment phase. Project feasibility analysis is greatly related to real estate investment success while as guidance and reference in the project development.The thesis is mainly based on the theory and methods of the economic analysis of real estate investment, carrying out detailed description and evaluation of investment in the xx Hotel synthesis project in order to evaluate the project feasibility. The first chapter describes the sources of real estate overall environment and the project, and proposes that the project do need further investment feasibility analysis. The second chapter provides an overview of the theory of real estate investment, real estate investment characteristics, classification, investment process, the risks and the project investment feasibility analysis techniques. The third chapter is devoted to a regional overview of the project, the project background, the scale of construction and product orientation. The fourth chapter conducts the investment environment analysis from the policies and regulations, macro-economic, urban planning, investment and financing channels. When it comes to chapter Ⅴ, the essay focuses on analysis of the hotel complex project supply and demand in the regional market, market trends, prices, and consumption habits as important reference for the investment feasibility of the project. Chapter Ⅵ, from the planning scheme and energy conservation design, discusses the economic rationality of investment. Chapter Ⅶ of reasonably estimate the project costs and revenues. Then based on estimated data, the thesis does financial analysis with the net present value, internal rate of return and other related indicators. Through the income statement, cash flow statement analysis and sensitivity analysis it helps to determine the key risks. Eventually, according to financial analysis, the thesis draws a conclusion that the project is feasible to continue to invest as scientific decision-making.In this thesis, combining the theoretical system and the actual project, also referring to the theoretical results and methods of the related project feasibility study throughout the world, it ultimately concludes xx hotel complex project is feasible after layers analysis and induction with detailed environments and data. The innovation points are that the thesis put more importance on the industry policy regulation and the influence of project investment from the regional construction planning. And it also has some theoratical significance and pratical value that the rationality of investment is reflected by the construction scheme and energy saving design, through taking Marketing Survey Method, PEST Method, SWOT Method and Financial Analysis, etc.in the feasible study of the project investment.
