Chinese real estate industry in the past three decades has been developed rapidy, the realestate industry occupies a pivotal position in the national economy. With the deepening of thereal estate market, the competition in the real estate development enterprises is getting full.Cost management is to create the economic benefits of the most critical aspects need to investa lot of efforts to study and practice. The costs and benefits of the real estate business isformed in the real estate project. The survival and development of enterprises depends on thesuccess or failure of the project management. Real estate companies have more steering theproject management of the center of gravity and management responsibilities, therebycontributing to the standardization, standardization of procedures and the continuousdevelopment of information management. The real estate business through the application ofthe theory of cost management practices, preliminary cost management method has thecharacteristics of the real estate industry. However, there are many needs to be improved atthe construction project cost control. The level of cost management in general is still unable tomeet the needs of the development of the real estate business. Cost management theory to thepractical direction of the development of the real estate construction projects also needs to bedeepened.This article is XFC residential district projects cost management analysis. XFC project isXA City covers an area of586mu, building area of about1.05million square meters ofcommercial residential district, the proposed123residential buildings, with a total numberof10,000of XFC project a construction area of300,000square meters,40residentialbuildings. Achieved through cost control is the key to the success of XFC project constructionto achieve economic goals. XFC project is a complex system, and its cost control is also a complexsystem.Firstly, the status quo in the real estate development to XFC main features of the project is based on the application of the construction of the project life cycle theory, the use of theoriginal cost of the project data to analyze the characteristics of the project cost, the coststructure factors and cost influencing factors. Then, for the major cost influencing factors,analysis of the project cost control approach, control method and control system. Finally, theuse of the analytic hierarchy process to establish the mathematical model for cost analysis andcontrol, in XFC project cost control decision-making on the application.This cost control research of residential development project can give some suggestions onthe ideas and methods related to the project cost control.
