As is known to all, with the current overall development of China’s economy, real estate investment is in the ascendant."Phase Ⅱ of GuangKen program in GuangZhou YiHe company" is a project invested and developed actually in a property firm that the author is familiar with. And the investment assessment and risk analysis of the project is based on that. The selected title of the thesis has stronger practicability and pertinence, among them the research results will contribute to this project operation and succeed.The real estate trade is under the circumstances that country’s macroeconomic regulation and control is driven at present, the good tendency appears on the market. Real estate market supply and demand in GuangZhou is all on the rise. Under this background, the real estate developer is very apt to make the investment blindly, extremely apt to cause the fault of developing, produce unnecessary losses.So prove scientifically to the development item of the real estate, plan meticulously, it is very important to study carefully.On the basis of borrowing research results from home and abroad, this paper takes a deep and multi-channel systematic research in the view of theory and practice. In order to guarantee the thesis has professional lines, this paper focuses on the analysis of project’s market demand, the investment and financing, the investment planning, economic benefit, investment risk and so on. At the same time in order to stress the key points, on the basis of abundant market analysis, appraise and financial analysis and risk analysis through the careful financial affairs in thesis, offer the conclusion and suggestion of reference to investor.This paper is based on the real data of the project which is received by the author, combining the theory knowledge learnt during MBA studies in HuNan University, making the economic benefit assessment and risk analysis of "Phase Ⅱ of GuangKen program in GuangZhou YiHe company".
