The most construction processes of real estate development projects inChina are at the extensive stage and the construction costs, resulted formshutdowns, reworks and disputes due to the defects of designs andqualities, have been at the high level. If the management of outstandingperformance is introduced, the sharp reduction of quality accident andexpenditure of cost can be achieved in the project items of real estateby the means of solving the problems in the source and process. This paper,through the study of the measures of utilizing outstanding performancemanagement model in the project item of XiShan courtyard, aims at seekingthe part of the model that can be learnt and imitated by other real estateenterprises as well as the items that can be further improved with thehope of formulating the example case to promote the management level ofengineering construction in the industry universally.In the management mode of excellent performance, the goal’s setting andits analysis in the early stage and determining the reference indictorsfor approval and management in advance is quite important for the lateimplement of management, and these items will be usually presented inthe files of project planning in detail, therefore, this paper conductsdetailed comparison and analysis of relevant management documents ofearly project planning for Vanke XiShan Yard, which focuses onpositioning the contents that match the mode in question and analyzingthe issues that do not match the mode in question, and on this basis,it summarizes the issues that should be given top priority in the earlyplanning for project so as to carry out the mode.and then,this paperconducts research on the various regulations that are used in the processof management of Vanke project, laying particular stress on the positionof the contents that match the mode in question and analyzing the issuesthat do not match the mode in question, and on this basis, it summarizesthe issues that should be given top priority in the early planning forproject so as to carry out the mode. In the end, this paper conducts thedemonstration of universal effectiveness for implementing the mode in theproject of real estate by synthesizing the discussed contents, anddemonstrates the effectiveness of universality of the mode, it meanwhilemakes an analysis of the issues and risks that may occur in the applicationand relevant countermeasures.The finding of this paper is that the model of outstanding management isthe one that used for enterprises’ systemic management and it is alsoa necessary means for them to apply the assessing standard of outstanding performance to the staff, which is served as the most effective managementinstrument and measure for enterprises to cope with the market competition,and the application of it is not only confined to the companies ofprocedure-type, but also can be applied to the real estate developmententerprises of different sizes that take project items as the mainbusiness model. In the future, although some Chinese enterprises will haveobtained markedly and relatively leading advantage by implementing themode in the domestic competition, the further implement and utilizationof the mode needs to be deepened if they desire to boast the capacity fordirect competition with internal giants in the future, and they shouldpay attention to the enterprise’s profit, prospective, sustainabilityand stability when focusing on the growth. At the same time, for theenterprises of relatively small-sized with weak power, they must take theissues that how to attempt to carry out the mode so as to realize itsproficient utilization into account or they are likely to lose the stablesurvival space in the increasingly severe competition of the industry.
