In recent years,along with our country economy,people's pocket money is abundant,and the "two child" policy,more and more marriageable young married,countries in the implementation of some policies to encourage entrepreneurship,these objective factors to stimulate the real estate market thrive in a certain extent.Although house prices remain high,the real estate industry also occupies a position that can not be ignored in the national economy.The development and investment of real estate is a very high investment,high income industry,and it also needs the support of professional technology.Because the content of real estate development is very broad,there are risks in different links.How to effectively analyze and identify risks is particularly important.The scientific qualitative and quantitative analysis will help the related enterprises to make scientific and rational decisions when they invest and develop real estate.This paper reviews the previous domestic and foreign real estate investment risk theory research,analysis,identification and control of how to use scientific methods of risk of real estate investment in the development of the main,to help the development of real estate investment companies to better carry out investment activities,the biggest gain benefits at the same time,to build a better project.Help the prosperity and development of China's social market economy.According to the risk identification,this paper mainly adopts the methods of qualitative analysis and quantitative analysis,hope to be able to make up the short board between the different analysis methods better,on to today's common use and risk of high frequency analysis method to analyze,the author make analysis of risk factors by AHP method and gray theory on the real estate project involved,and summarized the construction and screening,risk evaluation of real estate investment project risk evaluation index system and model of real estate project.In the risk analysis,based on these factors were evaluated by the method of experts,selected effects of real estate project risk factors and classified,including:policy risk,market risk,investment risk,investment risk,project types,project site risk,land acquisition risk,financing risk,risk,contract risk survey and design the cost,risk,security risk,project risk,quality risk,technology risk,market risk,sales risk,property risk,and constitute a unified evaluation index system of real estate risk.And fuzzy analysis of many risks in the process of the real estate project risk factors,this paper uses grey theory model,the risk degree of each risk described,and combined with a project of Guiyang city of Lake District as an example to verify the practicability of the system.After analyzing and evaluating the real estate investment risk,we find that the evaluation result is:W real estate development projects are mostly low risk and medium risk in the whole development process.Among them,the technical risk to the low risk;in the middle of the risk of market risk,investment risk,financing risk,risk,project risk,survey and design quality risk and sales risk,policy risk is higher risk,indicating the existence of influence of these factors on the risk of a project view of Lake District of Guiyang City,should be worthy of attention.It can be seen that the evaluation system of this study can well distinguish the risk degree of each risk factor,screen out the risk factors that need to be controlled,and evaluate the overall risk of the project,so as to clarify the feasibility of the project.Therefore,the evaluation system of this study has a certain value of application.Finally,this paper discusses the development of real estate project risk response decision-making methods and measures,for the case of existing problems,and puts forward the corresponding measures of risk prevention strategies,the hope can get some risk means to help the real estate investment gain greater benefits.
