Nowadays the real estate industry in China has been experiencing a transformation, thus the real estate companies facing fierce marketing competition, which means the industry reconstruction is a must for the industry survival and development. With the market competition and operation risks, How to motivate their employees and improve their management, which intends to enhance competitivity to outgrow the competition, is a common problem for the companies to face and resolve. Performance management is critical for the survival and thriving for those companies. One of the effective solutions to the problem is the effective performance management within the companies.The thesis is based on observations of HJ Real Estate Company, Ltd (the HJ Company for short). And the research design is for the company’s performance management. The project aims to provide a framework to improve the company’s internal management, intends to enhance the company’s management efficiency and promote its work quality, and helps better the communication between management and the staff, which is the significant practical purpose of the project.The thesis, based on field research and literature review observes the HJ Company’s performance management system, identifies and analyses its problems, with the theoretical guide of performance management assessment concepts, typology and evaluation methodology. The author finds that the HJ Company’s performance management evaluation does not have definite goals, its assessment items are not scientific, its operation is not feasible, and the communication during the evaluation is insufficient. With thesis identified problems and the company’s request for problem solutions and development, the author proposes a design for the company’s performance management assessment system, including theories of key performance indicators and the balanced score card. The research has significant practical value for the HJ Company. The new system of performance assessment helps bridge the performance assessment indicators and the company’s global goals, the systematic indicators are paid more attention in the assessment system, and the communication between the management and the staff is improved from the new channel and platform.As the empirical research achievements from the HJ Company shows, the author believes that the proposed system of performance assessment in the thesis can benefit the performance assessment of those medium-small enterprises like the HJ Company.
