At present, China’s real estate industry is in rapid development, but with the national industrial policy adjustments, the increasingly fierce competition in the industry, which requires real estate enterprise constantly improve the modern enterprise management system, to adapt to the change of business environment. Performance management system as one of the foundation of modern enterprise management system, to enterprise’s performance has a bigger role in promoting, therefore, to establish a scientific and reasonable performance management system, is vital for the success or failure of enterprises. Traditional performance management methods one-sided focus on financial indicators to measure the operating performance of enterprises, and ignore the non-financial indicators in the important role of its business strategy, lead to the performance management system in the actual application often become a mere formality, the effect is poor. At the time of performance management, therefore, how to comprehensive consider financial factors and non-financial factors, the long-term development of the enterprise strategy and the recent profit objectives, is one of the key factors of enterprise success or failure.The balanced scorecard is a comprehensive performance management theory, it not only focus on the financial performance of the enterprise, also from the customer satisfaction, internal processes, learning and growing and so on comprehensive assessment of the overall performance of the enterprise. The balanced scorecard to overcome the limitation of simple use of financial indicators, combining enterprise’s long term strategy and short-term goals, better realize enterprise strategic objectives. Therefore, this article will be based on the balanced scorecard theory, with A company as A case study object, aiming at the problems the current performance management system of A company, trying to build based on the balanced scorecard performance management system, to improve the performance management system of A company.This article first introduces the related concepts such as performance, performance evaluation, performance management, analysis the difference between the performance appraisal and performance management, a clear performance management is a system of management system, performance appraisal is an important part in the system. Secondly, this paper expounds the360degree assessment, target management, key performance indicators method and the balanced scorecard performance management method, and compares the advantages and disadvantages of various methods and their complementary analysis. Again, for A real estate company performance management present situation are described, A real estate company is analyzed the main problems existing in the current performance management system, based on the balanced scorecard theory, and combining the method of key performance indicators, to build A real estate company performance management system.
