With the rapid increase of aging population in China,the development of old-age real estate,as an important way to effectively alleviate the aging population,has attracted more and more attention from all sectors of society.But because the old-age real estate requires intensive degree and service quality,and at present our country is still in the exploration stage of old-age real estate and does not produce the economic benefit of increasing series,there are some limitations to the attraction of developers.How to effectively evaluate the maturity level of old-age real estate project management is of great significance to enterprises to improve project management and profitability.Therefore,building maturity model based on value chain theory,realizing the comprehensive evaluation of the management level of elderly real estate project based on value chain,and realizing the whole process analysis of the whole life cycle of project management from the strategic height,is beneficial to better realize the evaluation of relevant ability and level.First of all,on the basis of fully comparing and understanding the relevant literature,the project management is combed and analyzed in detail from the internal,external horizontal and external vertical value chain of old-age real estate enterprises,respectively,so as to provide the basis for the construction of indicators.Secondly,through the literature collection and the induction deduction,constructs the value chain-based endowment real estate project management maturity preliminary appraisal index system.The questionnaire was distributed in the form of questionnaire star,the reliability and factor validity test of SPSS software were used to optimize the data,and the t test was used to screen the data to verify the validity and rationality of the constructed index system,and the final evaluation index system of this paper was determined,which contained 7 first-level indicators and 29 second-level indicators.Then the evaluation index weight is defined,and the typical maturity model index dimension and grade division are combined to determine the dimension and grade division of the model constructed in this paper.Finally,a comprehensive evaluation of the maturity level of old-age real estate project management is carried out by means of extension evaluation.Combined with specific cases,this evaluation method is used to apply the built model,through the function operation of each index,the maturity grade of the project is obtained,and the quantitative evaluation of the enterprise project management level is realized,and the corresponding improvement suggestions are put forward on the basis of this.The research of this paper provides a practical method for pension real estate enterprises to carry out project management evaluation.The construction of model can not only realize the comprehensive evaluation of project management level,but also help enterprises to understand themselves more comprehensively and the management level ofeach stage of the project.In order to promote the development of China's old-age real estate,but also for the future can be used to improve the profitability of the old-age industry,project management evaluation to provide new ideas.
