Research On Strategic Alliance Of Construction Management Application Of The Integrated Operation Of Real Estate Development Project

With the continuous development of the real estate industry, a growing number ofreal estate enterprises are facing the problem of inter-regional development and projectscarired out at the same time. Under this situation，the real estate enterpirses under theintegrated operating will also face some problem at construction management, ifrst，thereal estate business in the process of managing their own construction enterprisesmanagement costs too high; second, all construction projects of real estate enterpirsesare completed by the construction enterpirse, which will lead to ineffective use of thegroup funds； third，construction enterprises exist limitation and certain constraints inregional development.This paper believes the effective method to solve the problem which real estateenterpirses faced is introducing construction of strategic alliances in integratedoperation system. At the same time, effective management of the construction ofstrategic alliance under integrated operation system is indispensable for the performanceevaluation of strategic alliance of construction enterpirses.The constructions of strategic alliances have become an important strategic choicefor the integrated operation of real estate enterprises. The success of the integratedoperating under the real estate enterprises constructions of strategic alliances，not onlyrelated to the rapid growth of the real estate enterprises, but also affects the healthydevelopment of the real estate industry. Therefore, the integrated operation of real estate enterpirses makes scientific and effective management and performance evaluation ofthe construction of a strategic alliance is essential.This paper studied the real estate enterpirses under the integrated operating focuson the construction of strategic alliance management mechanism as well as theconstruction of enterpirse performance evaluation. Through the perspective of the realestate development enterprises to manage the construction enterprises in strategicalliances，based on the study of the characteristics of real estate companies in theintegrated operation as well as the research results of the strategic alliance.; Establish aperformance evaluation system for construction enterprises in the union; Through thecomparative case analysis about implementing construction of strategic alliances in realestate enterpirse JD and having not yet adopted strategic alliance ZYJY，confirmed theeffectiveness and feasibility of the introduction of real estate companies in theintegrated operation construction of strategic alliances.
