As a pillar industry of national economy in Chinese, the construction industrycaused huge damages to the ecological environment. According to the statistics,building engineering facilities accounted for12%of the land area, and consumed30%of raw materials,30%-40%of energy resources and25%of water resource. Theatmospheric pollution, electromagnetic pollution and noise pollution, associated withthe construction industry, accounted for34%of the overall environmental pollution.The construction waste as well accounted for40%of the solid waste generated byhuman activities.Light steel structure house which are high-performance, high-efficiency,low-power and large-scale environmental house have energy-saving, water-saving,materials-saving performance. Its recycling rate which is more than90%can promotethe sustainable development of the energy and reduce the carbon emission. Itsfabricated construction can improve the level of industrialization, realize extensivehouse to intensive house, and promote the development of the housing industry inChina.Traditional cost estimation methods only referred to the costs incurred during theconstruction phase, but during the construction phase the light steel structure housecosts are higher than the traditional residential structure system, which leaded people’sunderstanding of the light steel structure house had some limitations driven by thecurrent interests. However, the maintenance costs after the completion of the residentialand the social costs in the life-cycle process are basically more than3times of theconstruction cost, so it is important to consider the life-cycle cost of the residentialduring conducting the residential program decisions.First of all, this paper introduces the basic profiles and the domestic and foreignresearch status of the light steel structure house and its economy, which puts forward tothe limitations of the traditional economic research methods and the necessity toresearch the light steel structure house. Secondly, through the study of the theories andcurrent status of life-cycle costs at home and abroad, the light steel structure house life-cycle stage is divided into the preparatory phase, the design phase, the constructionphase, the maintenance and dismantling phases, and the life cycle cost is divided intopre-preparation cost, design cost, construction cost, maintenance cost, demolition cost,residual value and social cost, as well as the author focuses on the cost structure ofvarious stages. Then, the author determines the economic parameters, formulas,calculation models and analysis steps to calculate the life cycle cost. Finally, this paperuses the life-cycle cost analysis method to scheme comparison by the northern region ofthe light steel structure system and the multi-storey house reinforced concrete structuralsystem, determining which structure is the most economical and reasonable housestructure system.
