With the rapid development of urbanization in our country,in order to meet theneed of city development and more complex influencing factors of region, manyconstruction projects have become more complicated and huge. These projectsmainly consist of commercial trade and residential maxed projects, which presentsome special characteristics different to tradional consrtuctions, such as a large scale,complex technology and more participation units. These projects not only need tomeet the demands of tradional quality and fuction, but also to meet the requirementsof environment, ecology, energy sources and information. They should keepconsistent with the image of the city, and have a positive influence on thedevelopment of economy.Compared to past simple residences or single industrial factory buildings,engineering change especially design change has a large number in largecommercial projects. And it’s difficult to solve these changes for many of them referto a large scale of works, involve excesive professions and need some specificcomplex technologies. Based on this background, this article researches thecontractors’ change management in large commercial projects.This study researches the change management in large commercial projectsfrom the perspective of construction general contractor (party B), analysis themeasures to manage and cope with design changes through three aspects:department organization, contract management, exchange of information. This paperfirstly analysis the characteristics, type and scope of design change for constructiongeneral contractor in large commercial projects and the effects of design changes;then, analysis the reasons form internal and external and summarize the problems ofcontractors in change management. Secondly, the paper structures a changemanagement system for construction general contractor: strategic-level based onpartnering theory, method-level composed by three aspects, means-level combinedwith virtual construction technology and change management software. At last, takea certain large commercial project for example so as to provide references forcontractors in design change management.
