Construction emission reduction is an important part of building a low-carbonsociety, it first involves the measurement of construction carbon emission. Because ofthe typically geographical characteristic, there is little complete research paper aboutcarbon emission for residential buildings in subtropical area in China. In this paper,with the help of DeST-h software, a student apartment in Xiamen was studied as acase on the basis of questionnaires. The purpose of this paper is to establish amathematical model which combines manual calculation with computer simulation soas to measure carbon emission during the full life cycle of buildings, and to discussquantitatively the potential and measurement of emission reduction for residentialbuildings in subtropical area from the perspective of carbon finance.Firstly, a mathematical model was established so as to measure carbon emissionduring the full life cycle of residential buildings in Xiamen. With the help of Bill ofQuantities and survey data, this model, which combined manual calculation withcomputer simulation, showed that the proportion of Zijingyuan1#’s carbon emissionin occupancy stage and in manufacture stage were65.49%and30.44%, respectively.Through sensitivity analysis, the reason why buildings require rational design life wasalso explained quantitatively from the perspective of carbon emission.Secondly, the selection of building envelope materials were discussed. With thehelp of the simulation of DeST-h, the selection of building envelope materials werediscussed quantitatively by considering carbon reduction and by considering carbonreduction and economic benefits(from the perspective of carbon finance), respectively.Giving quantitative carbon finance, the benefits of carbon reduction from curtains cancompensate the cost of curtains.Finally, the way to realize construction carbon reduction was discussed fromthree aspects, which involve the method to carbon reduction in various stages of lifecycle, the financing channels, and the supporting service. And therefore, somepractical conclusions such as "Once the critical temperature of opening air-condition raise1℃, Zijingyuan1#’s carbon emission in occupancy stage will be reduced by17.12%" were drawn. The research results of this paper can provide positivereference about measuring carbon emission during the full life cycle of residentialbuildings if possible. It also supplies some theoretical and practical guidance forlow-carbon design for new buildings and low-carbon renovation for existingbuildings in subtropical area if possible.
