| The floor area ratio is a composite indicator reflecting the intensity of land use, itis determined by social, economic, environmental and other factors. Related studiesshowed that a reasonable floor area ratio should be an interval form. Floor area ratio’sinterval form not only emphasizes the floor area ratio’s interval controling, but alsotakes protecting the public interests as the core aim, and thus be able to achievescientific and reasonable controling of floor area ratio.This article researched on controling method interval form of independentresidential plots under the ideal conditions (assuming plots exist independently,without considering the impact of external factors). Firstly, articles analyzed floor arearatio at home and abroad and domestic floor area ratio’s Interval Form.On this basis,the relevant factor affecting the floor area ratio of residential land were screened andselected the population density, the sunshine, the per capita public green area, aparking space that the four most can reflect the impact factor of public interests, andbuilt the constraint model of floor area ratio’s Interval Form under the influence ofeach variable factor: the Residential population density-floor area ratio constraintmodel——set≥regulate min(Nsetis planning population scale of residential land,regulate minis minimum population size in specificate regulations),and the floorarea ratio come to the lower limit value of0.5; the Sunshine standards-floor area ratioconstraint model, including the maximum envelope analysis which based onnonlinear genetic algorithm independent residential plot and the correspondingmaximum floor area ratio’cacluation, and the floor area ratio come to the upper limitwas7; the public green area-floor area ratio constraint model——Gset≥Gregulate(Gsetis planning public green area of residential land, regulateis the configurated public green area for specification requirements), and the upper limit of floor area ratiowas6.2; the parking spaces-floor area ratio constraint model Tset≥regulatet(setis the number of designed parking spaces, regulateis the number ofconfigurated parking spaces for specification requirements), and cacluated the upperlimit of floor area ratio in the way of the underground parking and ground mechanicalparking, respectively5.4(underground parking) and7.3(ground mechanical parking).On this basis, superimposing all single factor-floor area ratio constraint model,ultimately determined the floor area ratio’s comprehensive range interval (0.5,6.2)under their common effect, and the lower limit of floor area ratio was0.5, the upperlimit of floor area ratio was6.2(this is assuming setting the circumstance ofmechanical parking garage on the ground of residential area, if only considering theunderground parking was5.4). Finally, this paper taking the partially built residentialland of xi ’an high-tech industry development zone for instance model, checked theresearch data, and evaluated and summarized the model sample volume rate. On thisbasis, putting forward the corresponding adjustment make the development of futureresidential land more efficient, and safeguard residents of public interest.In this paper, the research of floor area ratio’s Interval Form of independentresidential districts in order to safeguard the public interest as the premise, is anexploration from a technical level for the current urban planning value orientationchange, and in the future studies are needed in the technology of technical methods forfurther optimization and improvement, to better realize the core aim of safeguardingthe public interest in the contronling process of the floor area ratio of independentresidential districts. |
