A Study On Floor Area Ratio In The Design Of Urban Residential District

FAR (Floor area ratio)is an important index to reflect the quality of urban inhabitancy and the intensity of land use. It also signify the economic profit of land agent. With the development of market economy and the mass construction of residential district, it is necessary to enhance the FAR and enable the sustainable use of scarce land, as well as to balance the advantages of economical benefit against the environment benefit.This thesis studies the FAR of urban residential district from two aspects. In the first, It analyze the influencing factor of plan and types in the design of residence, which influence the enhance FAR. Secondly, it study the factor of urban residential district planning which influence enhancement of FAR, and analyze the phenomenon of irrational FAR in the residential district, thoroughly. Accordingly, it makes inquiries the rational FAR through the analysis example of urban residential district.
