In recent years, with the real estate developing speedly, the economic, social andenvironment benefits are increasing, the role to promote the national economy also increases.Therefore, the real estate industry in national economy is of more and more component. Thecompetition of the real estate industry is increasingly fierce, therefore, how to win in thefierce competition of the real estate business, is more concerned, how to reduce and controlcosts, reduce risk, improve competitiveness, will become the focus and difficulty of the realestate business operations and project management.In this paper, carried out a feasibility study combined with a residential project inDongguan: Firstly, analysis the real estate market in China and Dongguan, also the basicsituation of the residential, then established the market positioning of the project, to providebasic data for project investment, cost and income.Secondly, basis on determining plans’ design, principles and targets of the project,analysis the plan of overall, energy saving, material saving, land saving and water saving,these section five aspects to ensure the project’s planning and the conservation requirements;analysis engineering characteristics in four aspects: the project safety, cost, quality andconstruction period, because the four are mutually contradictory, and also unity, afteroptimized in relation of them, in order to get the best quality of the project.Thirdly, based on the project budget and benefit estimation, calculated the staticinvestment of about550million, dynamic balance of870million, the net present value is38million, the static investment payback period is2.49years, the project internal rate of returnis21.19%, knowing that profitability, solvency and viability is very good; the existence risksand control measures are given; then analyze the generated project benefits from social,environment angle, found the project had great influence on the life quality of communityresidents and urbanization of Dongguan city. At the end, project decision or theimplementation of optimization of the recommendations put forward reasonable, specific theuse of national policy, grasp the unfavorable factors, promptly resolve risks etc.Through theoretical and practical research combined, hope not only for the residentialdevelopment and construction projects to provide security, and provide a theoretical basis formore healthy and rapid development of Dongguan City real estate enterprise science decision,the real estate industry more competitive in the market.
