| With the fast development of the urbanization, the ordinary customer has a higherdemand for the commercial building, while the customers’ real demands can’t be satisfiedeffectively, as a result, there has produced too many commercial buildings in the real estatemarket, on the other hand, the ordinary customers’ demands for buying an availablecommercial building can’t be satisfied, so that made the investment structure of the realestate be confusion, and produced a situation which many commercial building vacancy andbacklog, and the customers’ complains increase constantly.In this thesis, the writer regards the customers’ satisfaction for the commercial buildingas the study subjects, analyzing the influence effects of the customers’ satisfaction for thecommercial building in Guangzhou area and the New World China Land (South), and theseeffects’ reorder for the customers’ satisfied. The study shows that in Guangzhou area theinfluence effects of the customers’ satisfaction can be summarized as sales service, sign acontract, the building’s hand over, location, the convenience of traffic, the quality of building,property services, building inner structure, residential environment, residential secure,supporting facilities, the developer brand, value for money, complaint setting and so on.Made the upon effects for the study content, and analyzed some special case in Guangzhou,the results shows that the first five effects are the building quality, service quality(includesales’ and property), developer brand and the value for money. While the study in the NewWorld China Land shows that the first five effects are complaints setting, housing quality,supporting facilities, property service and the convenience traffic. The two study has the sameanalyzing content, but has a varies result, the reason is that the New World China Land(South) has a better brand awareness and sales service in the real estate industry, and besidesthe property keep value or increase in value in the company are always have a guarantee, sothe customer from the company do not have much more notice in the upper three effects, butpay more attention to the complaints setting, supporting facilities and the convenience traffic,the reason is that the customer has a higher income and has a higher demands for the serviceexperience, supporting facilities and a stronger time concept, so that’s made the two studieshave a different satisfied effects, and this different offers a basis for us to provide some suggestion pertinently.In the end, the writer proposes some methods to increase the customers’ satisfaction forthe commercial building in the real estate and the New World China Land (South), in order toincrease the brand competitiveness and promote the real estate and the company to developsteadily. |
