| The delivery satisfaction of real estate residential projects,that is,the customer satisfaction of real estate residential projects in the delivery stage,plays an important role in the healthy and sustainable development of real estate enterprises and the entire industry under the background of the current declining real estate market.In recent years,with the increasing downward pressure on the social economy due to the continuous impact of the epidemic and the policy regulation of the real estate industry,the real estate market has changed from a selling market to a buying market under the influence of multiple factors.The real estate industry has entered the black iron age,with real estate enterprise debt thunder,and it is often seen projects under construction to be uncompleted.Therefore,the key to the survival of the current real estate enterprises is guaranteed delivery;that the projects under construction would be finished and delivered as soon as possible.Thus,the pre-sale funds frozen in the bank supervision account can be activated to improve the capital shortage dilemma faced by real estate enterprises,leading to the healthy development of enterprises.Nevertheless,the completion of product delivery is only the basic responsibility of a real estate enterprise.To maintain the good brand reputation of the enterprise that would smoothly survive in the industry winter and even go against the trend in the complex market environment,it is highly desirable to achieve highquality delivery,that is,to continuously improve the delivery satisfaction of residential projects.On the premise of fully analyzing the current situation of the residential project market in the domestic real estate industry,this paper analyzes and studies the development trend of the real estate market and the problems faced in the current development.The focus of this paper innovatively focuses on the delivery stage of domestic real estate residential projects,highlighting the important significance of the delivery satisfaction of real estate residential projects research.In the subsequent research on delivery satisfaction,the paper summarized the development process and main research results of customer satisfaction theory both domestically and internationally,forming a research method that combines qualitative and quantitative analysis,which is another highlight of this paper.Specifically,the paper introduces the delivery issues through specific project cases-LD real estate residential projects,forms a list of delivery issues,and qualitatively analyzes the causes of delivery issues and proposes control measures accordingly.In order to further evaluate the control measures for delivery issues and subsequent control effects,the paper has established a LD real estate residential project delivery satisfaction evaluation system,which includes identification of delivery satisfaction indicators for real estate residential projects,determination of weights,and moodel establishment.Subsequently,through empirical research on the delivery satisfaction of recent LD real estate residential projects in Jinan,the practicality of the evaluation system was verified,and quantitative analysis was conducted based on the evaluation results.Targeted improvement suggestions for the delivery satisfaction of residential projects were proposed,with the aim of providing reference for enterprise development and high-quality delivery of subsequent residential projects. |
