| The author of this article, as a member of Qingdao Shangshi Real Estate Company, has fully participated in the construction process of Hai Shanghai project and has a profound understanding in the current situation and problems of contract management of the project. Therefore, the author takes Hai Shanghai project as a research object, proposes optimized programs on construction contract management problems of Hai Shanghai project so as to promote smooth progress of the second phase of Hai Shanghai project and provide reference experience for Beer City reconstruction project.This paper uses the survey study and the comparative study to analyze the current situation and problems of contract management during the construction of Hai Shanghai project. The author believes that contract management staff of Qingdao SIIC has an efficient management approach on project progress management and quality management, etc. However, risk prediction of project construction and management has been a weak side.Therefore, this paper proposes to optimize management of the construction contract mainly from the following four aspects, namely, establishment of a reasonable, strict purchasing control grading, strengthen the procurement contract management, project supplier management, equipment and materials management, and strict management on project sub-supplier. Meanwhile, it need to improve support measures of contract management, namely, establishment a sound contract management system, full awareness of building codes, contract law and other relevant laws and education, training of contract management talented people, improve quality of contract management personnel, establishment specialized agency for contract management, and allocate special contract management staff.It also points out pending problems. Solutions to these problems will be promoted during the construction progress of the second phase of Hai Shanghai hotel project and other construction projects. |
