Residence is the hot spot of Chinese real estate industry20years ago, and20years later HOPSCA become the main role. From the perspective of society, the commercial real estate that dominated by HOPSCA is the inevitable process of urbanization, modernization and internationalization and it is the economic engine of the city, the supporter and expresser of the city connotation, moreover, it is an ascending carrier of urban value. HOPSCA is a highly intensive construction of organization, these functions including shopping mall, hotel, office, residence, and meeting and so on. It is also known as HOPSCA. HOPSCA is the organic HOPSCA that made up of highly mixed use urban land and city buildings and urban transport; it is the efficient integration and complementarities of the city functions.A successful commercial HOPSCA requires effective control and meticulous management from its planning and positioning, design phase, construction phase, bid phase as well as the late sale and rental, operations, rebuilding, even remise financing and so on. Each of these phases is very important, which has a direct impact on the yield of project. Therefore, BIM came into being, it not only to increase a higher grade for the efficiency of commercial HOPSCA in various phases of the project, and it is able to improve the quality of project, speed up the construction progress, and promote the eventual smooth delivery of intensive construction, so as to achieve a maximized return of investment for the business owners. The literal translation of BIM is building information model, which can be understood as a complete set of carrier of construction project. These information are coordinated, consistent and Computability. In addition to geometry information, they can also store a lot of building information such as materials, workmanship, and the cost of building and so on. And IPD model (Integrated Project Delivery) can provide an environment of mutual benefit and mutual respect for BIM technology, so as to achieve the propose of optimizing the results at each stage of project construction, increasing the output of the owners, reducing waste and maximizing the efficiency. So IPD model can escort for BIM technology, the both can help each other and reach mutual benefits.This article takes the Longfor "Days Street" series HOPSCA project as the research object, and through the anatomy of the construction process to give a detailed analysis of the way of the project management and application of IBM technology conducting in the full life-cycle of the commercial HOPSCA. It describes the main difficulties and doubts existing in the development of "TianJie" HOPSCA project, and introduces how to carry out more reliable scientific analysis for the construction project at the design phase on the basis of the application of BIM model in various phases. And carry out rational construction organization, timescale management and cost control as well as how to transfer property stage to safeguard and serve for operations follow-up by means of visual phrase and quantization at the construction bidding phase. We can come to a conclusion through a series of case-study that apply BIM to develop and manage in the HOPSCA projects will improve quality, as well as reduce both the cost and the timescale of the project, so as to make all participants can obtain balanced development under the condition of maximized interests of the project.
