In light of the deficiency of China’s per capita share in land resources, the issue of available land’s high-strength exploitation has become the main direction of urban development over the past few years. To coordinate and optimize the social and the economic benefits generated by the efficient use of land, co-decision of the local government, developers and city planners is of great need. Specified to the traffic field, without constraints of the transportation system, the land development intensity would inevitably increase, which puts greater burden on the existing road network, and causes severer deterioration of travel environments. Therefore, it is vital to change the uni-directional relationship between urban transport and land utilization into a bi-directional and interactive one. For employing this bi-directional relationship in actual urban development, to define its microscopic index could facilitate operability to a large degree.This paper, starting from the evolution of relationship between urban transport and land utilization, microscopically studies its influencing factors, determines the characteristic index of the interaction, and introduces characteristic index in land utilization as parameters for improving traffic forecasting model. Then it establishes the margin model by limiting bottleneck link. On this basis, the current paper redevelops the microscopic traffic simulation software VISSIM with VISSIM’s COM interface, and builds up a traffic simulation platform, simulates model results and analyzes evaluation indicators, which presents the interaction between urban transport and land utilization in a more dynamic and visual way. According to the research process, this paper is mainly divided into three parts:In the first part, to analyze the interaction mechanism between urban transport and land utilization, and by resorting to urban development, to study their relationship and summarizes influencing factors; to study the characteristic index in stable interactive effects at a micro-level, and adopt it as interactive characteristic index, for the purpose of conducting a quantitative study of the interaction between urban transport and land utilization.In the second part, to establish model with interactive characteristic index, and to introduce characteristic index in land utilization into urban transport demand forecasting model, further set up a feedback mechanism; based on forecasts and characteristic index in transportation system, to select the bottleneck sections and impose restrictions on them, and then establish land development margin model and define characteristic index in land utilization.Last but not least, to built up traffic simulation platform through COM interface provided by VISSIM and VC++visual programming, and verify both theories employed in the current paper and model research through analogue simulation; to explore the practicability of effectiveness evaluation obtained by the VISSIM simulation, which would serve as guidance for urban transportation and deciding characteristics indicators in land utilization. The construction project of Fuhua Hotel, Zhongshan is brought forth in the paper as a successful case in practical use.
