At present, with the rapid development of information technology, the Building Information Model (BIM), as an innovative tool and mode of production, can be directly applied in digital technology. By domestic and overseas research of BIM, it could be deduced that the Building Information Model realizes the whole lifecycle of building, which leads to huge innovation of construction industry.Basing on the theory of BIM technology and using the method of theory with practice, this paper considers how to achieve the BIM technology. At the beginning, it studies the concept and principle of BIM technology to better understand the meaning of BIM technology. Three methodological standards (IFC, IDM and IFD) can realize the value of BIM, which are used to guarantee the information transformation and information sharing in the BIM. Through carrying out the concept of the entire lifecycle of construction projects, as the core of the information, it realizes the application value of BIM technology in various stages. Then the paper analyzes the traditional design and simulation process of the states. It also puts forward the solutions to the problem that means the customary process of the defects. Because of the development and rise of BIM technology, the thinking of the traditional design process and the pattern of information integration are changing, which constitutes a major BIM collaboration platform. Using a building information model to simulate scheme optimization and comparison analysis. The basic implementation model can be the transformation and transmission of information at any time and at any stage. Through the application of BIM technology, it finds the change of the traditional process. In addition, putting forward the BIM team synergy mode of the project means the establishment of the project environment, the management of project data directory, the principle of synergy mode selection and project split and implementation method of BIM, which provides abundant theoretical basis of BIM. Finally, taking Beijing NO.4high school at Changyang campus and municipal archives of the preliminary design of the BIM construction project as an example, it tries to combine BIM technology, architectural engineering design and performance-based analysis better in each step. Also, it gives the application of BIM technology in the functional process of the project. By four aspects (the information model building, the specific area of the performance-based analysis, professional collaborative design and post-production of the model) to make the application practice, it summarized a series of application strategies that has significant guiding of BIM technology.
