Real estate project have characters of long-term, large investment and multi-link.Though real estate project is high-yield and high investment return rate, there are somany uncertain factors in the development process lead to uncertainty in the wholeprocess, so that are of great risks. Especially in present, because too hot investmentand much foam in real estate, and macro adjustment and curb property inflation aregetting bigger, all of them bring great risk to real estate project. So real estatedevelopers should be aware of the risks in real estate project and asses them to makecorrect investment decision.This paper presents simple exposition of the basic theory of risk management,such as the concept and characteristics of risk, the concept and process of riskmanagement, and on the basis of which, choosing changle Ljinghuating real estateproject as study object, firstly, the paper analyzes the situation of real estate market inChangle city and the construction of the project. Secondly, the paper identifies therisks in the process of Lijinghuating project, defines17risk factors and establishes therisk evaluation index system of Lijinghuating project. Thirdly, the paper evaluates thecomprehensive risk of Lijinghuating project applying AHP Fuzzy SyntheticEvaluation Method and make decision that the comprehensive risk are lower level.Fourthly, on the basis of the risk evaluation result, the paper puts forward the riskprevention measures. The paper raises corresponding measures to different risks tokeep the risk down to the lowest level at the end of the project to ensure the smoothcompletion of Lijinghuating Project.
