In recent years, the logistics industry which is regarded as "the third profit source" attracts more and more people’s attention. Logistics is one of the very important parts in the production and development process of the whole society. With the support of government policy, the logistics industry has been developing rapidly. The emergence of a new logistics format-logistics park promotes the development of the logistics industry to a new climax. Logistics Park improves the overall level of the logistics infrastructure, diversifies logistics services and advances logistics effective integration of resources, which is beneficial to the economic development of the logistics park location area.Logistics Parks, which are parts of many urban planning areas, are generally located in urban and rural fringe with convenient transportation, larger areas and improved infrastructures. Its main function area has several large pieces:rental, warehousing, material handling, logistics finance and logistics information platform. Division of the park functions needs to study the market firstly, followed by predicting the carrying capacity according to the investment projects, and finally by a reasonable division of the internal resources of the park. This essay is based on systematic dynamics theories and the theories of financial evaluation, aiming at studying the functional modules of Xuzhou Logistics Park, predicting the revenues of each module and estimating the cost of the park according to the national price system and taxation system. In addition, a reasonable analysis of the initial investment cost and the annual cash flow of Xuzhou Logistics Park is conducted and flow subsystems can be established, which is able to calculate the related indicators of profitability in the financial evaluation, thus investment projects feasibility analysis can be carried out.
