| The paper gives a scientific and reasonable evaluation about coal mining subsidence area. Itis of great significance about the realization of optimizing the allocation of regional landresources and promoting regional sustainable development.This research takes South Lake coal mining subsidence area in the city of Tangshan forexample. It explores the laws of combined factors on land price in Tangshan South Lake coalmining subsidence through field survey data and in-depth case analysis. It gives a comprehensiveanalysis of various influencing factors and set up a assessment model of the land price of coalmining subsidence. It calculates and analyzes the land price of research area. The main contentsand results are as follows:(1) Firstly, this paper evaluates the suitability of mining subsidence land construction.Demonstrated by experts, it selects5evaluation indexes about the suitability of constructionsuch as, Mining subsidence, surface water system, karst collapse, tomography and ground fissureand Sandy Soil Liquefaction.It divides the South Lake region into four construction areas: appropriate level built-up area,a little appropriate level built-up area, a little inappropriate level built-up area and inappropriatelevel built-up area.(2) Secondly, by the use of digital land price model sample it puts the Kriging spatialinterpolation on the Unit land price of samples of residential land and commercial land of SouthLake area. It simulates the spatial distribution laws of the land price of Coal Mining Subsidence.The results show that the land price of South Lake area is highly influenced by the geologicalconditions.(3) Again, this research emphatically analyzes the influence on Floor Area Ratio and heightlimit brought by the integrated geological conditions caused by the coal mining subsidence.From the space and relevance area it analyzes the relationship between the Floor Area Ratioand land price, height limit and land price influenced by the coal mining subsidence. The paperfits out the relationship model and curve between the two factors. It analyzes the impact of theecological environment on land prices in different regions from the point of the distance to SouthLake core area,(4) At last, based on the Hedonic model theory, with the processing of sample point data andby analyzing the correlations between unit land price and feature variables, the paper selects thesignificant related factors as input variables and set up multiple linear regression model andmultivariate semi-logarithmic regression model of the land price of coal mining subsidence ofSouth Lake area. It has a comparative analysis of the fitting degree of the two models and the interpretation ability of relevant variables.Based on the above research results, I have conclusion as follows. The main factorsaffecting the suitability of mining subsidence land construction are Mining subsidence, surfacewater system, karst collapse, tomography and ground fissure and Sandy Soil Liquefaction.Mining subsidence plays a decisive role in the suitability of mining subsidence land construction.Unit land price and floor price has emerged phase inverse phenomenon from the spatialdistribution. It shows a quite regularity circle changing structure. The land price of South Lakearea is influenced highly by geological conditions. |
