Research On The Core Competence Of Real Estate Enterprises In Shanxi

As the real estate macro-control policies in our country are introduced gradually,the market competition is increasingly fierce and the real estate industry is adjusting, theexternal environments real estate enterprises are faced with are changing severely, sothe era in which huge profits can be obtained just simply by relying on extensive modeof operation and management has ended. Real estate enterprises must improve thescientific decision-making capability and management level, change the extensive modeof development, pay more attention to the long-term development and cultivate realestate enterprises’ core competences so as to achieve sustainable competitive advantagein the end. In this paper, based on the theory of core competence, the research isconducted to improve the competitiveness of real estate enterprises in Shanxi byapplying the method of literature research, value chain analysis, factor analysis andcluster analysis. The research content mainly includes the following four parts.Firstly, the core competence of real estate enterprises is analyzed theoretically. Themeaning and characteristics of core competence of real estate enterprise is definedcombining with the features of real estate enterprises. The constituent elements systemand structure model of the core competence of real estate enterprise are built throughthe analysis of the real estate enterprise’s value chain and supply chain.Secondly, the development condition of real estate enterprises in Shanxi isanalyzed deeply. The external development environments are analyzed using the PESTmodel and the five-force model; the current situations from the number of real estateenterprises, financing, assets, liabilities, operating income status, profitability analysis.Finally the current problems existing in the real estate enterprises in Shanxi are pointed out.Thirdly, the core competence of real estate enterprises in Shanxi is recognized andits characteristics are presented. The research sample is design to obtain data about thecore competence of real estate enterprises. The real estate enterprise’s core competenceis decomposed into10aspects of key abilities through the factor analysis and then thereal estate enterprises in Shanxi are classified into two kinds of “development” and“growth” ones through clustering analysis according to the score of common factors.After that, the core competence’s characteristics of two types of enterprises arepresented.Finally, the countermeasures to foster the core competence of real estate enterprisesin Shanxi are introduced. After the SWOT analysis on the real estate enterprises inShanxi, the countermeasures and suggestions of cultivating core competence of realestate enterprises in Shanxi are put forward from the perspective of government andenterprise.
