Research On The Real Estate Enterprise's Core Competence Based On Aco-ppa

As a new growth point and the pillar industry of China's national economy, real estate is facing unprecedented opportunities and challenges in the background of factors at home and abroad. Nurturing and enhancing core competence of real estate enterprises and achieve the goal of sustainable development in the increasingly fierce market competition is the route real estate enterprises must take. Thus the analysis and evaluation of China's real estate enterprises'core competence is of theoretical and practical significance.Acording the core competence theory, this paper defines the core competence of as: the unique comprehensive capabilities enabling the enterprises to achieve sustained competitive advantage and the excess profits which consciously formed in the process of integration and management to unique resources they processed.This paper adopts the research methods combined with theoretical research and case studies and also qualitative analysis and quantitative analysis. The text, combined with the value chain analysis, firstly analyze the formation process of real estate enterprises' core competence. Then find out factors which affecting core competence of real estate enterprises according to the actual situation in China's real estate enterprises. Based on this, the text establish the proper real estate enterprises'core competitiveness evaluation index system from five perspectives of human capital, organization capital, technical capital, market capital and social capital.Then the projection pursuit comprehensive evaluation model is built to evaluate the real estate enterprises core competence. In order to improve the operation speed and precision, the ant colony algorithm is introduced into the optimization process of projection pursuit index function.Finally, based on the examples of five real estate enterprises, we evaluate and analyze the core competence of them and put forward some suggestions.This research has certain practical and guiding significance for cultivating the core competence of real estate enterprises in China to improve their competition in domestic and international market.
